What is the Purpose of the New Space?
If your new space is intended to be a Florida room or a screened porch, you may choose to use a window unit air conditioner or fans to cool the space. If you want to make a bedroom or another space that will be incorporated into the living area, you’ll need to add it to your central air conditioning system to keep the space at the same temperature as the rest of the home. This means adding ductwork and vents to the walls. This a much more complicated and expensive addition to the home than one that doesn’t require expansion of the AC system.
How Will the New Space Fit with the Home?
When a home is initially designed, an architect creates a plan that organizes the elements within in a logical way. This helps to make the home feel intuitive and comfortable for the people who live inside. Consider this logical flow as you plan to add on to the living space. For example, tacking on a bedroom at the opposite end of the home from the other rooms, with no bathroom nearby, can ruin the flow of the home and make life harder for the person living in that room.

You might assume that more square footage equals more money when you put your home on the market, but that isn’t always the case. There are home additions that can present problems, such as:
- Unfinished or amateur additions can deter buyers looking for a move in ready space, who do not want to get into a project when they buy
- Patios or outdoor living areas that are untreated for weather exposure can wear down and detract from the look of the home as time goes on
- Spaces that are unconnected to the central AC system can leave buyers who hate the warm weather unmotivated to put in an offer
- Illegal or unpermitted work can get you into legal issues when its time to list, so make sure to get the proper permissions in place before work starts
